Acceptable Use Policy

This Acceptable Use Policy ("AUP") governs your use of the Artemis Wholesale platform, with particular attention to features involving personal data retrieval (skip tracing), direct mail, and contact outreach. This AUP is incorporated by reference into our Terms of Service. Violation of this AUP may result in immediate suspension or termination of your account.

The Service may be used only for lawful real estate investment and wholesaling activities, including:

• Researching properties for potential purchase, assignment, or wholesale
• Pulling comparable sales data to estimate ARV and determine offer prices
• Locating property owner contact information to make legitimate purchase inquiries
• Sending direct mail to property owners expressing interest in purchasing their property
• Analyzing deals and generating contract documents for real estate transactions

If you use contact information retrieved through the Service to make telephone calls or send text messages, you are solely responsible for complying with the Telephone Consumer Protection Act (TCPA) and all applicable state telemarketing laws, including:

• Maintaining a current Do Not Call (DNC) list and honoring DNC requests immediately
• Scrubbing numbers against the National Do Not Call Registry before calling
• Not using automated dialers or pre-recorded messages without prior express written consent
• Calling only during permitted hours (8 AM–9 PM local time of the recipient)
• Identifying yourself and your company at the start of each call

Artemis Wholesale does not provide legal advice regarding TCPA compliance. Consult qualified legal counsel before conducting telephone outreach campaigns.

Direct mail campaigns conducted through the Service must comply with all applicable postal regulations and the CAN-SPAM Act where applicable. You must:

• Include your accurate return address on all mail pieces
• Not use deceptive subject lines, sender identities, or misleading claims
• Honor opt-out requests promptly

You may not use the Service to:

• Harass, stalk, threaten, or intimidate property owners or any other individuals
• Collect or compile personal data for resale, data brokering, or distribution to third parties
• Conduct skip traces on individuals for any purpose other than legitimate real estate purchase inquiry
• Impersonate any person or entity, or misrepresent your identity or affiliation
• Attempt to circumvent usage limits by creating multiple accounts
• Scrape, crawl, or extract data from the Service by automated means beyond normal use
• Use the Service for any illegal purpose, including fraud, money laundering, or unlicensed brokerage where a license is required
• Reverse engineer, decompile, or attempt to extract source code from the Service
• Interfere with or disrupt the integrity or performance of the Service or its infrastructure
• Use AI-generated analysis, contracts, or offer letters as a substitute for qualified legal or financial advice

Property data, owner information, skip trace results, comparable sales, and AI-generated deal analysis are provided for informational purposes only. Artemis Wholesale does not guarantee the accuracy, completeness, or timeliness of any data. You are solely responsible for independently verifying all information before making real estate decisions, executing contracts, or conducting outreach.

You are solely responsible for understanding and complying with all laws applicable to your real estate wholesaling activities in your jurisdiction, including any licensing requirements, disclosure obligations, and consumer protection laws. Artemis Wholesale is a software tool, not a licensed real estate brokerage, legal advisor, or financial advisor.

If you become aware of any use of the Service that violates this AUP, please report it to support@artemiswholesale.ltd.

We reserve the right to investigate any suspected violation of this AUP. If we determine a violation has occurred, we may suspend or terminate your account without notice and without refund. We may also report violations to law enforcement where appropriate.
